Performance Certificate?
An Energy Performance Certificate (EPC) is a required document for any property that is being sold, rented, or newly constructed.
Since October 2008, legislation under the Energy Performance of Buildings Directive mandates that no property can be marketed without a valid EPC. At Crownford Energy, we make the process simple by ensuring you have an EPC in place before advertising your property for sale or lease. In Scotland, it is also required to display the EPC within the property itself. Not having an EPC available for prospective buyers or tenants could result in fines of up to £5,000. What does EPC Assess?
An Energy Performance Certificate (EPC) evaluates how energy-efficient a building is, using a scale from A (most efficient) to G (least efficient). It provides key details such as:

EPCs are valid for up to 10 years, provided no major changes have been made to the property’s structure.
Which Buildings Are Exempt from Needing an EPC?
Certain types of buildings do not require an EPC, including:
Religious buildings
Temporary structures used for less than 2 years
Small, stand-alone buildings with a total floor area of less than 50 sqm
Properties scheduled for demolition
Holiday lets rented for fewer than 4 months per year or offered under a license to occupy
Listed buildings
Residential properties used for less than 4 months annually
